(This handout is given to all of our home sellers at our first meeting after signing paperwork. It’s something we review as often as needed.)
Safety While Your Home Is Actively Listed
The lockbox on your home will have a CBS code – call before showing. ALL Realtors must call us to get that code, and make an appointment. We will coordinate with you to set the showing time, as well as give you the name of the Realtor that will be showing.
IF SOMEONE COMES TO YOUR DOOR:
NO ONE GETS IN WITHOUT AN APPOINTMENT. NO EXCEPTIONS.
DO NOT open the door for anyone wanting to see the home without notification from US that there is an appointment. If the person at your door states that they are a Realtor, ask for their card and tell them that they need to make an appointment. We will have a sign taped to the lockbox, reminding agents that there is a CBS code and that an appointment is required.
If the person states that they are not a Realtor, tell them to either call us or have another Realtor make the appointment. This does happen.
Please impress upon any children in your home the importance of not letting someone in. Make sure that they have our phone numbers and ask them to call us immediately.
IF YOUR CHILDREN WILL BE HOME ALONE:
There might be times that your children are home due to a school holiday, illness or other reasons. Please alert us immediately if we need to re-schedule showings.
See if you can plan with a neighbor or a friend of your child’s to have your children to come over during showings. We’ll give you plenty of warning to make arrangements.
PRIOR TO A SHOWING
Go through your checklist. Remember – no lit candles and make sure your alarm is OFF.
Leave the home at least 15 minutes prior to the scheduled appointment. We will text or call when the showing is finished.
If you happen to run into the showing Realtor, do not let them in. They MUST use the lockbox. This is how we keep track of who is showing. If you’re just going to sit in your car down the street, go ahead and go home after the Realtor has left the property.
AFTER A SHOWING:
Make sure that all windows and doors are locked/closed/the way you left them. If you find this to not be the case, call us immediately.
Please check the lockbox to make sure the cradle has been returned. Shake it to make sure keys are inside.
If you find anything ‘not right’ after a showing such as something is missing or out of place, call us.
